How fractional real estate investing works
You buy a share in a company that owns a specific home. The company lets the home and splits the income between shareholders.
- 1
We find and vet the property
Only a small share of the homes we view make it to the platform. Each is checked by a lawyer (title and cadastre encumbrances), an independent appraiser and an engineer. Their reports are on the property page.
- 2
A property company buys it
Each property gets its own LLC, a special purpose vehicle. It owns only that home, has no other debts and no ties to other properties. Title is registered with the Cadastre Agency.
- 3
You buy shares
The offering is open for a limited time. You choose the number of shares and the money moves to the operator’s bank escrow account. You can cancel within three days without a reason.
- 4
The offering closes
If at least the minimum raise is met, the money goes to the property company and you receive a certificate and a contract register extract. If not, the money returns to your account within one business day.
- 5
You collect income
The manager lets the property, pays taxes and upkeep. Net income is split between shareholders each quarter and paid into your UYM wallet.
- 6
Exit
After six months you can list shares on the platform’s secondary market. After five to seven years the whole property is sold and owners receive their part of the price.
Where returns come from
Rental dividends
Rent minus management, upkeep, taxes and the UYM fee. Estimates for listed properties: 5–8% a year in UZS.
Appreciation
Property prices in Uzbekistan grow with the cities and inflation. Estimate: 7–11% a year, realised when you sell your shares or the property is sold.
